New modern fence.

I prefer a space that's older and out of date as I don't need modern updates and the aesthetic of our build is purposely grungy, but I can't seem to find anything in the commercial real estate space/via loopnet or the like.

They have the same sq footage but the difference is they both had been newly renovated and had sold at $700,000 (list prices of $600,000)***Comps after price drops from Euro-conflicts: March 1 and onwards***The only closest comps are 2 other sold listings of buildings that were built in 2008 for 700 sq ft units that sold for $700,000 and still have their modern-ish look of that era.

There are many inexpensive upgrades you can do like paint the front door, ditch the wood railings and do a modern cable railing system, landscaping, etc. 

Ultimately I want to go out and buy a home in a nicer area to live with my lady and start to get into real estate via rentals.
