Launching Business & Need Building - advice?

I've been working through the SBA, but we need investors to get a loan to buy a building. I've been looking for industrial or warehouse in the chicagoland area (can also be in NW IN) but struggling to secure financing, so I can't make moves on anything. My company plans to run events - airsoft, laser tag, LARP, Rage Room & Escape Room and I can fund my own buildout if I can get a space that meets minimum requirements. I need at least 30,000 square feet of usable space and power and heat, preferably AC as well, plus restrooms. I prefer a space that's older and out of date as I don't need modern updates and the aesthetic of our build is purposely grungy, but I can't seem to find anything in the commercial real estate space/via loopnet or the like. Anyone have some advice for me? I appreciate it!
