A simple google earth drive down the street will uncover that.I have 17 rental myself and if the homes have gutters, I will keep them if they are in good shape, but I have removed quite a few over the years as the house naturally drains fine and the amount of trees on the lot constantly fill up the gutters.

Here in Santa Clara County, when there is a change in titling/ownership, we have informational form to fill out which addresses the relationship between transferor and transferee.

I then took the stamped Writ of Execution form to the Sheriff's Department in the county where the defendant works, and gave them that form along with an Application for Earnings Withholding Order (which I filled out and included the address of where the defendant works).

In order to advertise for investors you must comply with a Reg D offering, i.e you must have an offering memorandum and fill out an information document to be filed with the Securities and Exchange Commission.

You just fill out what criteria you want a tenant to meet (i.e. lowest credit score you'll accept, if they've been evicted in the past X years, etc.), fax/email the rental app and they run the check.
