Long term parks are more like mobile home parks, but the home is much more mobile.

I grew up in the suburbs of Chicago and would ideally like to invest in IL since my family is still there and can serve as a home base for whenever I need to be in the area, but with IL property taxes being as high as they are I'm also scoping other markets in nearby states.Does anyone have any general advice for buying / investing long distance?

Not sweating the small stuff and focusing on the big picture and long term really makes things easier.

Thanks Hi Karolina, I meant to comment on your previous mixed use post, provided 50%+ residential and 85% occupancy should be several reputable lenders that can provide workable terms. 

(You’re protecting equity/your net worth, if you don’t have anything you don’t need an umbrella.)I used USLI for a long time but they changed their standards a couple years ago and wouldn’t offer more than $1-2m if any property had a pool.

I personally like House-hacking as primary choice in this market, followed by a light rehab BRRR, lastly would be flip or long term hold (unless you got a smoking deal!)

I'm starting to wonder better ways to outsource this work and find solid tenants who will stay for the long haul. 

So I'll try to make a long story short.

I don't make my clients sign long term contract either just per a property saying will pay me the difference if we don't get at least 2.5% and everyone been cool with it.
