Literally one garbage disposal going bad, not even a water heater replacement/plumbing leak/fallen tree/ driveway replacement/ sewer line collapse/ anything happening that costs more than your tiny maintenance, repairs and cap ex budget, or a single bad tenant/ eviction/ mishap that creates a few months of vacancy loss causes this model to lose money…. even a minor market correction for that matter considering you have zero equity/ zero margin for error… you’re probably underwater on these properties now with what is happening in the market.

I have an iphone 13 and used the .5 zoom setting to take pictures, which made a massive difference as I was able to get the entirety of even small bathrooms in the frame) I made sure to do a phone screen prior to any showings to ensure they met income requirements, credit check, and just get an initial feeling for why they were looking, how serious they were, and if they'd be respectful tenants.

You should always terminate any existing Rental Agreement at the earliest lawful date when you acquire a new property; inspect every unit (brief walk through, checking for potential leaks, housekeeping issues, verify with tenant no outstanding repair issues, and ownership of appliances), documenting with photos and notes; require existing tenants to complete an application which you vet thoroughly and approve/deny as appropriate based on ALL of your findings; and have all adult occupants sign YOUR new Rental Agreement,with your terms and conditions.
