Impress upon them that you're serious and can close, and they'll bring the listings to you.

It is impressive that you figured out a workaround.I think Rental agents are more common in bigger cities where there is high demand for rentals.

This should encourage everyone to get a license and to impress on licensed agents that they should be investor agents instead of just agents.

Backwards it makes flyover property seem impressive.  2%  rent of $1,000 in say Indy means the market will ONLY pay $50,000 for the CHANCE to collect that $1,000.Now my experience in the more profitable areas like CA and HI is that the price to rent ratio is more like ,8%  So that same $1,000 rent is worth $125,000!
