You're experiencing first-hand the factors that push away a huge component of 'investors' toward more convenient (ie, loser) investments.

There are cleaners and sealers that outperform the big chain convenience stores at the better tile/granite stores.

Sure sounds good to the shallow thinkers though.Sure is convenient to tell the "failed solo investor story" and compare it to the "successful franchisee investor" to make things sound rosy.This is my major issue with what is said in this thread.  

They can also appreciate the convenience of not having to "prepare" the house to go on the market.

I'm looking at turnkey out of state as well and am realizing that the convenience cost likely needs to be factored into my estimations.

Im looking to consolidate all this into one for convenience and cost effectiveness. 

Retirement communities, that are basically congregational housing arrangements (see link attached) are more for active seniors that still live independently, but want the convenience of having meals cooked, rooms cleaned, etc.
