She sounds about as rock solid as a tenant can be, so giving up 10% each month instead of perhaps an average of 10% over the next ten years in vacancies/unpaid rent would be fine in my book. #6 Raise the rent after 1 year.

If its real bad you may need a hydrogeologist, a person who studies the ways that groundwater (hydro) moves through the soil and rock of the earth (geology) or a hydrologist, someone who studies surface water.You will most likely want a HAZMAT spill team to asses the situation and provide clean up.

But the point is those that had rock solid PM were able to get through it.. those that did not I ended up owning the house  about 200 of them.

Again, I'm not opposed to doing it anyway, but I'll need to have a rock-solid understanding of what the heck I'm doing to convince anyone else I'm not a crooked idiot. 

My client just bought a property which appears to be quite secure however, there is a 5 foot rock wall that borders his property and the sidewalk below.
