if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties.

You would realsitically to do that need to become a solo broker to do so....however, then you need to sign up for your own e&o insurance policy and your Bright MLS dues would rise (you get a discount for being a Realtor), so in reality you would not actually save any money.

I'm not saying she's wrong but I'm guessing these are questions I should have asked before I did that but how do I know what questions to ask if I don't know what questions to ask (aka, you don't know what you don't know).Any way or thoughts I can try to limit my the taxes that are owed?

I have no issues with ones that will actually close at contract price even if not assigned, but the ones just trying to tie the house up for free, with no intention of buying unless they find a higher bidder, is just wrong.

I think this technology will continue to improve over time giving more battery power and additional capabilities.Even the less expensive brands have worked well in our communities, I guess we will see how they compare over the next few years.
