Outside there is a gas and charcoal grill, horseshoes. 

They had moved here from Wyoming 18 months earlier because the husband had been working in the oil and gas industry, got laid off, but also got a huge severance package. 

You can trade out the oil boiler for a gas one.

All said and done, my "mortgage" will be around $250 not including water and going 50/50 on gas and electric with the other tenant when I get someone moved it.

Additionally, when I have placed open house signs out and the corner happened to be say a gas station, I went up to the window and asked that person if it was ok and got that ok since it would technically be on their property and not actually on a sidewalk.

Nothing on the gas or electric side. 

Hot water, gas, heat, trash, and snow removal included.

I am taking care of lawn maintenance, but accounted for $50 month expense for gas and other misc. expenses.Cap rate is much lower, for now, (4%) because all big expenses are new (2019) and metal roof is brand new and they last forever. 

Or if the subject property is close to gas station/self storage/cleaners/car wash/other concerning neighbors?
