Also, because I'm so fresh starting out in this business I'll also be raising funding for the first down payment through private funding (i.e. individuals in my life interested in the potential ROI through these deals).

I am fairly confident based on my research of the property that it should not have any major issues as most of the businesses in the condo have been storage or office type use.

Mobile home parks and self storage have been seeing huge returns and may very well outperform apartments.I may be missing the forest from the trees so let me know if I'm off the mark.

I was able to add a bedroom to an efficiency, turn a 1BR into a 2BR, turned another 1BR into a 2BR and added 4 additional units (two 1BRs and two 2BRs) in areas that were used for storage for decades. 

My advice, if you really must do a concrete top, is to demo it all out(tile top included) and start fresh with a 3/4" plywood as a base and form the sides to get a thickened edge so it doesnt break and covers the plywood at the edge.

You'll be surprised how many appliances 2 to 3 years old are for sale I get my best deals in New York City when people leave their high-end apartments they tend to leave air conditioners in the windows the Super's get them and they have storage rooms filled with appliances that's where I get my best deals.
