@Carl Graff from a layman's perspective, I think you are on the right train of thought.

With that said, fresh paint in and out, new carpet and vinyl will only increase my rent to perhaps another $200 a month per my new property manager.

From a business owner perspective, yes this double benefit would be a win.

So, in 4-5 years we would build up a small portfolio of properties in places we like and would like to return to.My current business would allow me the ability to do this, so there isn’t anything holding me back from that perspective.

Using multiple CPA firms for flow through businesses can be a nightmare from a planning perspective. 

I try not to get into too much detail if such a thing comes up but I come at this from a different perspective. 

I consulted this with accountant and he says as long it is a 100% business use is a valid opportunity from the tax perspective.

Wondering if those who have done this before have "tips of the trade" in determining whether to stick with the PM in place (after interviewing) versus starting fresh?
