This means good net population inflow, low taxes, pro-business/job-growth and a relatively inert regulatory environment.

When I use the rental property calculator on this site, I just don't see that happening with its default setting of 2% income growth;2) What expectations can one set about income growth via rent increases in this environment.

Hi BP members,I was encouraged to start providing offers on properties I've underwritten and was wondering what people have typically included in their offer packages to be competitive in this market environment.

Jobs are coming into our area at a great rate, with shipping, warehouse, and other labor related fields that would create a stable landlord tenant environment. 

Interesting question - hopefully a lender answers with a current interest rate in today's environment! 

There is the option to roll the dice with an ARM but in this environment I don't think that's wise.
