Hey guys, excitedly i just completed my first wholesale deal(s) this week... but i quickly learned that there's a lot of communicating that needs to happen and coordination between the primary seller, the end buyer, and the title company.  

We are quoting commercial DSCR loans at or under 7% with low origination. (1-4 family) The rates have already dropped.

This is my first post and I call it first step to success!!  

However, I do think if you can hold out for 1-3 years you might see rates drop a bit and insurance drop a bit, and I feel pretty confident we'll start seeing 3%+ organic rent growth per year in the next 2-4 years again.

He also states that if you do this the right way, you will never have to use any of your own money, as once you get your first deal, you can just use the money from that deal and then reinvest that money into your next deal, etc.  

Let me know your thoughts and opinions if you have a better route for a first time home buyer let me know.

If you do, then you can sign a new lease at market rate with pet rent, deposit changes, etc.
