This question is specifically for those investors who are also licensed agents - what is your favorite CMA software or website?

We are considering an out of state investment. We live in Idaho. What out of state location do you love for cash flow and good tenants?

There is a ton of great info on YouTube on investing in real estate.So I wanted to check in with BiggerPockets members and find out who they have learned from the most or who their favorite people or channels are to watch on YouTube about real estate investing.Also, I get a lot of calls and messages from people on BiggerPockets so I figured I could just make some videos and post them up on YouTube to save time and share info with more people.

2% is toast until market corrects, but you could bet(gamble) on appreciation to fill the gap, but don't do that!
