@Jason DiClemente thanks for that tip, I guess I didn't even think of that and would probably have just assumed a refi would be just as hard to come by because of the same reason lenders are balking a bit now but your saying the game changes a bit when you show 2+ years of income even if its a strange situation like this 2 homes on 1 deed deal?

There are so many variables that could completely change your numbers. 

Also, you are still financially obligated to the loan so I don't think changing the title over will do much for you. 

Occupancy would be a huge red flag unless you can prove that there is a valid reason for the move such as a job change.

The only risk I see is if the council makeup changes drastically before that six months, and there are council elections before then.
