I am sure we both want all votes counted and want fair elections and can agree that fake news and misinformation is dangerous on both sides.Election votes totals change as provisional ballots the day of are tabulated as well as active soldiers ballots are accepted ten days after election day as long as they are postmarked by election day.

@Jason DiClemente thanks for that tip, I guess I didn't even think of that and would probably have just assumed a refi would be just as hard to come by because of the same reason lenders are balking a bit now but your saying the game changes a bit when you show 2+ years of income even if its a strange situation like this 2 homes on 1 deed deal?

Occupancy would be a huge red flag unless you can prove that there is a valid reason for the move such as a job change.

The only risk I see is if the council makeup changes drastically before that six months, and there are council elections before then.

Starting November 4, 1992, districts must have voter approval in advance for:(a) Unless (1) or (6) applies, any new tax, tax rate increase, mill levy above that for the prior year, valuation for assessment ratio increase for a property class, or extension of an expiring tax, or a tax policy change directly causing a net tax revenue gain to any district.’This is obviously a new tax which has been levied without voter approval.

I think the insurance needs will depend on the overall strategy you are going to put into play and will change as the strategy progresses.
