AirDNA shows 82% average occupancy for listings in this category this year, average per night ~$575 and most are not as luxurious as this particular home and I suspect that with some excellent marketing we could do $650 or more (but would want to be conservative in our initial calculations).

Also you sign an affidavit on a 2nd home at closing that states you will not rent out the propertyI would plan on using as a short term rental, but would like to select a location my family would like to spend time at. 

.)- Invoicing a client for upgrades Up until now, I've been operating from Excel, but we're growing to the point where manually entering transactions and categorizing is becoming very tedious.I tried setting up Wave, and while I'm able to live with some of the limitations it has (i.e. subaccounts), I haven't figured out how I can assign budgets to the expense accounts so that I can track progress.  

An investor would be able to fit the ground running and make some excellent returns.

The property has excellent cash flow and is a gem.

I believe this is fair and still an excellent value for you.

Hey Daniella,Sounds like you may already be covered for AZ, but if you are looking for more in Northern AZ, the Verde Valley, or central Phoenix I know some excellent agents with STR experience.

If you want to self manage from a distance it still makes sense to pay someone to show the house even if you have the final say on who gets selected.
