Did you ever get it rented as a midterm rental?

I'm starting to build a business to grow my rental properties and would like to get some advise on what's the right asset protection strategy for me as a starter.I live in CA and currently have 3 rental properties in CA, 2 are long term and 1 is short term.

Question to all you good-lookin' Texans... can you please tell me what are the best, growing markets, ideally with 100K population, that's within 5 hours driving distance from Dallas?  

The city seems great and is growing rapidly, I was telling a friend about it and they made the point to look at the rental supply. which seems to be very high.

Champaign County is also one of the very few counties in Illinois with a growing population. 

-- negative cash flow property will turn into huge liability if you ever have layoff from W2-- nothing in bay area cash-flowed at 2.5% interest rate, so forget it at 7.5%-- that's why there is an influx of people investing out of state, that's what I did
