@Kenneth Futrell congrats on taking action though, that’s more than most ever do

I have  a buyer who has stated that he/she does wholesale deals with wholesalers. yet he wants to research the property by me providing the address, pictures which I understand and what the seller wants to sell the property for, looking for some input regarding this matter.2nd does anyone have any suggestion and is there a document I can get access to for the buyer and or seller to sign to protect me from the property being purchased  without my assignment fee being paid, in other words deal being completed between seller and buyer after I had done all the due diligence of the property search.lastly has anyone ever experience this type of scenario just wondering. 

Currently, I work as an educator.We just bought our first home in October 2017, and although it wasn't the best purchase ever, we did buy at a 14% discount based on comps in our neighborhood.

It is easier and less trouble than not ever trusting her again.

House is worth about $45k on paper and $25k cash, neighborhood is not the best but in my research anything otc is not going to be in beverly hills and those houses hardly ever go to a tax sale and when they do it goes for almost retail... 

You might consider having a conversation with your agent (and your attorney, should you ever need one) and make sure you both have clear expectations about who is going to make calls to whom, and for what.
