Even if the homeowner got the excess funds imagine the bid is $100k.

There are other retail sites that are worth looking at including Home Depot, Lowes and even McDonalds. 

I also have experience managing remodels, contractors, subs etc and have even taken some community college trades courses (framing etc) so I have some basic trades knowledge.

The industry has dealt with new technology geared at improving workflow and resident tours, a world-wide virus has come and gone, interest rates have drastically changed the environment and there have even been some major legislative changes that have impacted our industry.

The rules could/will bankrupt many HOA's or put exorbitant fees in place making them unaffordable (even more so than now!)

Not even sure if that's possible. 

Might be close to break even if you are putting in $1200 per month.

Even less if you have selling costs. 

Not sure Tuskegee even has a city inspector.
