I am also a regular in your private investor group which has been a great resource as well (I haven't posted, but have been gaining quite a bit of knowledge). 

Inquiring if anyone had any experience or willing to share learning resources involving Investing in Rental Properties $70k and below with existing tenants.

There are a ton of professionals out there that will take care of your property in a professional, honest manner and they can put more money in your pocket over the long run.A good Property Manager can screen better than the average Landlord because they are far more experienced and have more resources.

You are probably better off buying something turn key or rent ready which you don't have to put a lot of time and energy in.

In reality, the HOA did not have the experience and resources to do the job right, and it cost us more money than it would have if it was hired out!

Do you want to spend the time, energy, resources and take on the risk of trying to pull that off?

As far as strategies go - I'd be leaning towards student housing with an aim on Grad students or older (I have a couple of friends still finishing off doctoral programs that would be a good resource).
