Higher Vacancy Rate - people that live in "rougher areas" tend to move around a lot, and from my experience they could care less about a lease expiration, they move when they want to move.Tenants that have trouble paying will attempt to "string you along" for a while giving your partial rent payments.

The collection agency could have found us easily through public property records, but made no attempt to do so.
