I would get a good team in that area to help you with all of that- RE attorney, realtor, contractors etc. 

Like the others, you want to find good contractors in all the trades and GC it yourself.

preferably a contractor or an experienced investor to help you size up how much $$$ the "little" repairs may cost.then use the rental tool here or a spreadsheet and plug in the numbers to make sure it cashflows after deducting expenses, insurance, taxes, property management and capex.  

Are you wanting to purchase a wholesale contract or put a property under contract?

Get documents from the contractor - a contract with the scope of work, an invoice and a payment receipt2. 

I have put my first wholesale deal together, so my question is do I take the signed contract to the title company to put the house under contract, or do I wait to get a end buyer to take the contracts to the title company?

For a flip, you should walk the property with a recommended and referred contractor to understand the rehab expenses.

Trying to flip OOS can be difficult as contractors may not be reliable, and if you cannot be there to coordinate it, things may fall apart.

I have not put any in my units but strongly considering it for a 2 family I have but did add 4 two bedroom apartments to an apartment building recently ( space was commercial) and the hvac contractor installed 3 units per apartment ( 1 in living space and 1 in each bedroom) the construction went through the winter and those units kept the apartments nice and warm.
