At this time when you can borrow at rates that are literally less than the rate of inflation (they are effectively paying you to borrow money) you probably will not be getting much simpathy from lenders.

My insurance company said it’s covered under all other perils and that “it shouldn’t effect rates but it might effect getting coverage”.

That was one of the larger problems I saw financing the property as being an "investment property" but I think your idea eliminates that.
