Do any of you have some advice on different options? 

All these STr regulation is actually protecting the owners of STR because the supply is limited.Tax was also not that big deal.If we purchase STr in Tahoe , every county has very different rules and the permit has limit while in Hawaii as long as it is in resort zone, we will get the permit.Also another good thing if we buy at the correct spot the appreciation is so good this is actually the best performing market after CA.

Definitely depends on lots of factors - I would strongly suggest learning how to do basic modeling/underwriting and projecting the cash flows out in different scenarios 

For others, it might be different but where i am at in my life, not worth the riskAs a buyer, I would buy subject 2 and have done it once.

Each policy is different so when you call you insurance person ask.Proper, Foremost and many others now offer STR policies.

Even with their $14k, $15k, $16k, etc... incentives, I was able to beat them out in the end.When we got to Lennar, it was a bit different and perhaps timing had a role to play here. 

@Lynette Guy Are you posting it like a regular post in your local forum, or are you running ads that reach different markets?

In this market, cash is more important than a fractional difference in the rate.
