If they are not out by November, the courts will keep them in for free until Spring!

Our governor just lifted the memorandum on evictions so the courts will be backlogged for a longggg time so dealing with a possible eviction for the first deal isn't exactly exciting but hopefully doesnt got there.

I you proceed with the purchase of the property and title insurance consider increasing the amount of insurance to what you think the after repaired value will be rather than getting it for the purchase price.

This is obviously much more time consuming and likely that I'll be paying higher prices (since I'd be viewed as a retail customer).So I guess my question is, is it best to proceed by hiring all the subcontractors myself and finding a PM to oversee the rehab, or is there another way to proceed that I'm not seeing?
