Elise, looking at it a couple of times, here is my take: you do not have to send it if it is held by an entity ("A lessor includes only individuals, estates and trusts.") and also if it is for services from a non employee from out of state.

Yours would likely attract large families while the neighbors would be small families, singles, or couples with no kids.It doesn't sound attractive to me but everything is a good investment if the price is right!

Then i wondered if i even wanted to go with one for my first couple of properties until i scale up to where i might really need it and might have more negotiation with a portfolio of 5-7 properties.

I looked into a couple here in Columbia and the regime/HOA fees were ridiculous to say the least.

If you put in an hour a night then in a couple months you will be able to have a great idea of what a property would sell for just by knowing the size, bed/bath, and seeing some pictures of the kitchen and bathrooms.
