I think the biggest benefits of being an agent would be having the control to move extremely quickly if you're on top of your ish, and then obviously saving on the commissions.Your last paragraph resonates with me as someone who got their license recently.

Utility companies normally let tenants get pretty far behind before the landlord is notified- if the utility company puts a lien on the property for unpaid bills, it is better to have closer control over the bills- If there is a water leak or other problem with the property, the tenant doesn't have to bear the costDisadvantages of having utilties in owner names:- If tenants start using a lot more water/power, it is more difficult to quickly adjust rent or get them to conserve- with pandemic or other freezes on rent or evictions, there is no recourse for utility increases- if the tenant qualifies for low income utility pricing, it has to be in their nameOnce you decide what your guiding principle is, you can align your current rental agreement to match.

The way I plan on presenting this is that it would a) spare them from having an actual rent increase and b) give them the ability to control the cost as they can control their water usage (in case they have been more wasteful than they could be).

If using for an investment property, I would venture that you will be cash flow negative on the asset, and if for a primary, even if you could still qualify for a loan, your monthly payments will be rather high.Moral: Credit cards, in my opinion, are only to be used if you can pay off the balance each month, or for an absolute emergency.
