@Will Fraser  Well, i agree with you, you can force the property appreciate in value just like that through value add components but this is when you change hands.

You need to let people know what you can do, successful investors are busy, they dont have time for discover your strengths, you tell them and see if anybody interested in.

The biggest long term, repetitive and unpredictable issue you will face is the tenant component.

Discovered that water was locked due to non payment and naturals gas due to gas theft.
