If the funds are coming from a HML or bank then just be in communication with your client know who the lenders are so if you have an issue you go right to the lender.I would never pay a sub up front on new construction..

If I tape a letter to a tenants door (for 30 day notice, or other important communication like "please do not store anything in basement during summer season") and photographing it on the door just far enough to be able to identify the house, does that hold legal ground?

After all, its not worth the time or the money, in my opinion at least, and I think you will quickly agree after consulting an attorney about the cost and time to pursue legal action....Best hope is to write a very professional letter with enough details to communicate the situation and hope they decide to reimburse you for at least the out of pocket expenses.
