It might not be the same at all banks, but I know personally mine made me provide tax documents, the EIN #, business certificate, etc.. in order to open the business account.

Once it's about 2 years or a couple tax certifications, now I'd consider mailing the lead.Next, I think a big thing if you're working on a budget is less about your list and more about tightening your list.

 After you do your tax research on the property and records should give you a name, pull the death certificate and whom ever filled it out is your next point of contact..Good luck...

Knowing the laws for your area is a requirement if you want to call yourself a Professional.Professionalism is the way you conduct your business, not a license or certification ( and not all licensed real estate agents are Professionals).  

Check out the website for each city and if needed contact code enforcement to get a current checklist for the certificate of occupancy. 

You can have your attorney get a zoning certificate from the city to see if it comes back as a legal two flat or not.

My current plan is to get my realtor's license (have to have) a certification as a property manager (nice to have) and building up my contacts (have to have).After considering wholesaling and flipping as options I am thinking that property management may be the best way to grow my experience in Real estate and make the best of the situation I am in now.Thanks again.
