It's never as easy to file and collect on a claim as it sounds.I'd recommend using the same money from the tenant they'd be spending on Leaselock on more and/or better screening of your tenants (i.e. better background/credit checks) and you'll probably end up with better results.

He pointed out ridiculous things like a small crack in the sidewalk, a hole no bigger than a pea in the siding,  the screen door closed with too fast, said the garage door opener came down with too much force and it should be replaced ( I tested it and it was fine), and on and on and on.

I looked into it some and my insurance agent had never heard of such a thing and I’ve never seen it offered by a legitimate insurance company.The best way to mitigate risk is buy in good areas, screen tenants well and diversify your risk pool by buying lots of properties in several areas

I have purchased my first MF property in late 2016 in Malden area, and begin living in one unit, and rented second unit to professional squatters ( thanks to my real estate agent who did not do any screening, I found out later tenant was collecting unemployment when he signed the lease ) .
