Don't pay for expensive conferences or mentor classes; 80 phone calls four days a week; block your time; do not send requests to make a phone appointment when people do that it is annoying and you will be blocked; what company are you with?

I've been dealing with the big box stores (Menards, Lowes, Home Depot*, Recker and Boerger) and literally every one of them has been a big pain at times to the point where I'm willing to pay more to get reasonable customer service.

Some will find out they over paid and it will get painful real quick.

There here no way the guy at H&R Block who does her taxes will get Imputed Interest and the odds that the loan will be for $100k on the $75 home are approaching zero.

Hi Misty,Make sure you have your bank financing set up, that will tell you the percent you need to have down as well as other things.The Roofs and HVAC's may be a stumbling block for some lenders (I assume the parking lot looks like an Alligator) and it may also be an issue a lender wants solved soon after takeover.....What I'm saying is make sure you have a lender lined up who will press the go button on a property like this with OWC unless it's 100% OWC which is worth asking about (as well as length of carry = when you need to have it in lendable shape). just my 2 cents.

Plus it’s a pain in the *** the get reference so if someone is willing tO get them and contact them snd let them know an employer will Be calling it’s another step that someone is willing to take for your position or job. 

I have some investors that are buying in blocks in some Columbus sub-markets rather than focusing on one large deal. 30k is your safe spot if you are wanting to use hard money.
