The challenge I think he will face going with several 6/3's over a MF is that renting by the room is management-intensive, hard to scale, some areas have occupancy limits, and the biggest challenge which contributes to the scalability is probably that there seems to be extremely limited inventory of 6+/3+'s or even 5/2's with basement apartments for under $500k anywhere in Denver metro (correct me if I'm wrong Craig!).

@Jake Burgdorf Newbie here but I'd say the biggest things are educating yourself (Bigger Pockets, YouTube, Books, etc.), practicing analyzing deals (daily), start looking at building a team, and raising the funds for your future property.

I'd suspect that Cozy's primary drivers of revenue are - minimal interest made during that hold time, people paying for faster transfers, the tenant insurance they offer, and the tenant screening services they offer.And then there is that eventually switch-flip that surely is going to happen when they hit a critical mass.

I found something from 2013 that stated 21% of apartment revenue went to CAPEX but data is coming from institutional investors which I would argue pay less in CAPEX than the regular investor.
