Beyond my (well founded) opinion that WF's retail banking division is full of crooks and con artists, it's worth considering the flexibility that you'll get with a smaller portfolio lender. 

My husband and I purchased a flipper last year, 2 bed 2 bath modular home on 2 acres, 2.5 miles outside a Midwestern university town of 100,000.

But I need help to know if this is a good property or not. 3 bed 1 and 1/2 bath, $5k to get the property, ARV between $105k-$110k and just under $95k left on the mortgage.

Quicken is probably better for a first time home buyer or a regular retail buyer.

Later on you'll start running out of money just buying at retail prices. 

So it can also be used for office/retail (not in high demand right now, but maybe in 5 years) but getting a variance to make it a fourplex is probably unlikely.
