We're mainly looking for 3-4 unit properties at the moment and currently own a single-family house in a great part of time, but the numbers don't make sense to rent at this point.

@Jessica Scott In addition to all the good points made above, I stongly suggest working with an agent who is FULL TIME.In a super-hot seller's market, you need someone who is able to get you into a property and submit an offer at the moment's notice.

@Mark SewellI don't know about that... that's a pretty limiting belief because there's a certain beauty to no brand marketing that allows you to operate more freely.

At the moment if it’s not going to throw off (on my paper pro-forma) $1K per month I usually take a pass on it.
