Bank having no clue about it has been common in my dealings, most of foreclosures I have bought after talking to neighbors, the banks sat on the property for min of a year, sometimes up to 2.About pricing, I contacted them on one house I found and even though it had already sat for a year, they still wanted FULL price....it sat another year and then went to auction for a 1/4 of that.

I have two incorporated businesses and I'm going to transfer a rollover into the i401k.Need the checkbook function since I use online tax lien auctions and they require an ACH of the deposit before bidding and then an ACH within 24 hours of the end of the auction for the final balance. Most SD custodians without the checkbook can't deliver the funds as fast as I need them to the counties after the auction ends.Checkbook i401k and SD IRA's can give me that speed option.

I am in a similiar situation - bought a house with conventional financing, at a deep discount (got real lucky on a HUD auction) and hope to do what you did.
