1) wait until beginning of 2019 … complete and  file tax return making sure you make your net income as large  as possible 2) possible to  add a co borrower to the property that  would allow a loan now ?

@Carl Fischer do you live off of your rental income completely, or do you pay about 40% because that is your personal tax rate from some other job?

Is their complete analysis “MFR=good investment”?

You cant have construction drawings unless you have a civil engineering company with you and you cant have a engineering company with you unless you have a property under contract ..So, i would put that property under contract and then start engaging an architect to get a layout/construction drawings and once that is completed .. close on the land ..

Do you think I would have a financing problem after completion and holding 6 months?

We have slowly acquired a small self storage facility, an 8 unit apartment, completed a large rehab project, and turned our previous personal house into a rental after moving into the rehab project. 

I find myself "googling" for every repair that comes up even though many of the jobs are small and could be completed fairly easily by a "jack of all trades" type (or me if I had more time!).
