Thanks for clearing that up for me Christian,So once I find a prospect, I use the 50% rule.....once the property passes this analysis, (walkthru) how/where do I get more detailed numbers in order to get a more accurate analysis?

Gurus vs. Experts - Is there a Difference?

‘Guru’ isn’t as commonly used and has more or less been bastardized by some unscrupulous marketers.In a perfect world I would say the difference between Gurus and Experts would be that Gurus aren’t only experts but they take the extra steps to take their systems, methods, and experience and form a course to instill the investor ability in others in a more comprehensive and organized fashion.It’s the nature of profit and opportunity that brings out the bad apples who taint the well and it makes it a little harder to separate the good gurus from pseudo-gurus so renowned experts have to market in different ways (if they know what’s good for them) to sidestep that image.

If you were to show a pattern of not renting to people because of the way they dress and that dress correlated to an ethnic group, you could be setting yourself up for a lawsuit.If for example you decided you didn’t want to rent to people who wore kilts, you might find yourself in trouble with Scotts.Granted how a person dresses will influence you, but you need a more concrete reason for not renting that their dress.

If I see the price we agreed on is way unreasonable then look around the property and try to figure in repairs so you can figure that in and give them a more accurate price you can buy at.
