And I love how you visit the local banks every so often to connect with lenders there.

I wound up networking with some locals (investors & contractors) and got them to visit the properties for me to get photos, estimate cost of rehab and to give me the scoop on the neighborhood classification.  

I ve been listening to biggerpockets podcast for the past month or so, but this is my first visit to the forums.
