Got a potential Property, what's my next step??

Hi guys!

So a woman called me about her property near Pittsburgh, PA. She's eager to sell and it seems like she is also eager to get it under contract with me. The thing is that I live in Collegeville (4.5 hours away) and this is literally my first real lead (i just started wholesaling). The homeowner lives out of state. My question is, how can I make this work? I've already researched the area and determined what the ARV would be. I need to find out what the repair cost would be. So I already contacted a contractor that is willing to meet me at the property to walk through and give me an estimate. I'm kind of weary of driving that far to see the property without it already being under contract with me. What would you guys suggest I do?
