My name is George and I'm looking to learn more about the real estate market in and around Denver with a focus on finding a small multifamily property (3-4 units) to live in and rent out the other units for passive income.

The banks have levels set in place for reduction of 10 percent only every 30-60 days, and sometimes not at all when the volume is higher.This is because an REO has already likely been through an attempted short sale on the market, a courthouse steps auction where the upset value was too high, and now it is the last gasp, but banks don't care.

Did for me as well, but I went on to own 330 rental units 2500 miles away.  

I am passionate about owning/controlling my income sources (which I have done in the past though not in the present), and I have some long-term "mission" goals that are very important to me that would be well-served by some real estate experience at a higher level than single-family.

I would definitely, 100%, get a good level of liability insurance if you're going to have it as a rental, and even more if it will be a STR, where people will be on vacation and probably partying.

On the state level, laws are fairly landlord-friendly—definitely friendlier than California’s laws are, as @Manny Vasquez noted.

This criteria is for 1-4 and 5-8 unit programs.

I've met with a few brokers and most are hesitant to lease up small space and curious if others have been successful and what product they are using to source / find demand for mirco units.
