@Ray Danishyar I’m using batch skip tracing, I got a vacant list of 50 names from propstream and I was able to use batchskiptracing for $10 I just had to use a different format for the file, prop stream only let me get 50 names since I’m on the trial version but I’m gonna try it out and If I get a lead from those 50 I’m gonna use the full version to start getting all my leads from there and start calling 50-100 people a day

If you're just starting out I'd suggest cycling a few different mailers and see what version converts the highest.

Peter,Why not give quicken rental property manager a try. it is easy to use for expenses and income. their new version is all online now and you subscribe to it. i did not upgrade because i would rather have the desktop version. i also use quickbooks, but quicken is a lot easier to use.

Is there a PM-Lite version out there that can be used just for communications when needed?  

@Juensy Pierre in California in our version of the law it specifically uses the word sells or assigns real estate purchases contracts or options seven deals or more requires a license

Some people say you need to pay for the more expensive subscription to use classes to track your properties, but my bookkeeper does it with the basic version just fine.
