Does the 5% down applies on buildings with more than 4 units as well? 

I offered almost 30K above and apprisal came in 3K more than what I offered.

I have a solid PM, who manages a property for us a little more south, who is not too worried about the property being in Olympia, and says that if he places quality tenants, there shouldn't be an issue.  

There are more construction loans available, then loans to purchase the land. 

I am more in the Multifamily front and started with a couple of flips.
