Calling the town and/or talking to neighbors may shed some light (even if it has to be over the phone).  

Make sure you put on there that it is a cash sale or investor property something of that nature. 

Naturally, you'll pass the best tenant-buyer candidates to your mortgage guy and let him tell you who he can get a loan for the fastest.On the other side of the coin, if you have a seller who doesn't care about the loan staying in their name, they just want OUT, and the house payment has a lot of cashflow each month and maybe not much equity, then you can relax a bit more and deal with a wider pool of tenant-buyers, buyers, or even renters!

Hey Steve the brick looks nice, but I think if you painted it a light color and then sand blasted or power washed some of the paint off it could really add some character to it. 

The nature of crowd funding allows many investors to participate, so if you are growing your investor network, the amount of money available is potentially limitless if you continue to deliver good returns.Imagine over $1M in HML on your books versus $1M in crowd funded equity that gets paid out at the sale of your project. 

There will be those days when it's super cold or they are really sick and they will light up inside.

I finally came to the conclusion that unless you are very intelligent or very lucky, in light of the existing laws in place, getting started in real estate isn't going to be easy.
