I do not think real estate agents will ever disappear and may actually provide a valuable service to inexperienced buyers and sellers who do not want to learn the process themselves, but I do think the profession must evolve into a much less expensive service as it makes no sense to charge a seller 5-7% of the sales price when many sellers can now so easily market the property for free themselves using postlets, for example, and recent sales data is more easily available to the average seller.

At least then the person training them is getting something tangible benefits other than a false promise to perform.I agree that national courses do not offer the "specific area data" that is critical to closing deals.I have specifically chosen not to offer courses  because people want a lot for very valuable information and specific knowledge for very little in return.

By definition, while comps should be 'comparable', they frequently are just compromises to the 'best fit'. age and stylesame configuration (2/1, 3/2, 3/1.5)within 5 milesYou've already found that the online sites all have issues, so when your agent presents a property, ask for the comps with the data on his proposal.

Online data may be out of date fairly quickly as the market moves fast.For the best strategy, that will depend partially on your goals and your financing picture.
