I am always open to potential deals or partners who want to get into small multifamily development with a long-term goal of commercial investing. 

As stated, it sounds like the floors were installed before they were exposed to the local humidity long enough.

More like a long term play.

2) How long ago did you use REIPro and how many months?  

I am looking at an off market deal to help a neighbor and make a long term investment.

My best advice would be to house hack as long as you can since you're still single.

Here’s my take:Buy for the long term.

Stunning nature with the Pacific ocean and gigantic Santa Monica Mountain Range out the door with year round near perfect weather.Close to everything from Malibu to Calabassas, Ojai, Santa Barbara etc and within the same 45 min to 1 hour distance ( traffic depending) to 3 commercial airports, namely LAX, BUR, SBA.The university, USCCI is the only one of its kind growing in leaps and bounds while general enrollment numbers are in decline everywhere else along the CA coast.

There is also one mentioned a lot on this forum that has a long thread that someone shared the investors are wiped out, just not officially because the sponsors are trying to scrape up as much money through capital calls to get back their own money that they provided to the syndication in the fashion of loans.
