especially at the moment when you have a lot of vacancy (may increase further when you enforcing the rules short term). keep in mind vacant unit don't generate income and it's still a great return on investment (full year of rent vs what incentive you offer). that may keep him more motivated. also, I'd personally help with generating leads for new tenant and have manager mainly helping with onsite tasks (showing, move in, etc) for the short term. considering he's 70 years old as you mentioned, he probably are not as effective as using online tools for generating lead (FB marketplace, zillow rental manager, etc)Originally posted by @Cody Furman:Thank you, Bjorn.

Hey BiggerPockets,I'm interested in starting my real estate investing with small apartment buildings (around 5-12 units) in the Pittsburgh area but am having a tough time finding real estate agents who excel with these property types.Any suggestions on generating leads and finding agents who specialize in this apartment building size?

Get your criteria on paper before you do another showing, put it in the hands of everybody who views (along with lead disclosure, WA landlord tenant law, fair housing poster, and everything else I cannot remember you are required to give people who are viewing) and send copies post-haste to anybody you already showed who is still interested. 4) I don't think it is illegal to change your price after advertising (clearly it is OK to reduce your price, if nobody is biting) but if you have already taken applications it would be kinda sleazy to change the price on them, and if you do, make darn sure you communicate the same exact price change for EVERYONE who has already viewed or you could be hit with discrimination claims.

I just turned down an 8 plex, which was frustrating, but the numbers didn't support it...enough about me already. Before thinking about down payments and ownership percentages, I would consider what role each of you will play with regard to management, repairs, etc.
