- What was your average cost per pad to have this done? 

Just hand stuffing and stamping letters on average goes at about  200 pieces per hour....so 5 hours just for assembling (not including print, etc).

The industry is full of people that never even graduated HS.....are convicted felons....... file bankruptcy every couple of years.....have been divorced 4 times....... addiction issues......in other words flakey people that have no organization, structure, direction or drive in their lives.Now that's not to say that they are ALL like that....there are some fantastic people out there....very smart, organized, professional and amazing at what they do......I've met some great people...... but unfortunately they are rare rather than common

I grew up in the construction industry (father owned a construction company, and brother is still operating this company today).

Take the first job in whatever industry you want to be in.The job doesn't matter.

Average rent in my town is around $800/mo.

My buddy thinks that you have to pay hard money lenders back within the first 3-6 months of the loan (on average).

For me, it was best to get in the industry anyway possible until I could go full time.

Plus access to MLS, walk through properties any time you want, networking with other agents and people working in other aspects of the industry will be much simpler.
