I went today to check on the performance of the repaired unit and it was running (tenant used it from 9am - 5pm today) and the apartment was cooler and cooler air was blowing, but the temp inside the unit (500 sq ft studio) was still hovering around 75 degrees F, which still seems warm.

A cash offer will always be more attractive to a seller than a financed offer, so in a hot market, having cash is definitely an advantage.Beyond that, if you have the cash, I like using cash to BRRRR since you won't have the financing costs of two loans.
